Center City office space vacancy is falling steadily, down to 10.6% and should be 9.6% by year's end.
Elementary and high schools in CC have witnessed a growth in both capacity and enrollment, with three new schools opening their doors since 2005, and a total enrollment up by almost 5% over the previous two years.
As more young professionals and empty nesters chose to make their home in Center City, gyms and spas along with furniture stores began to proliferate.
Unlike other regions with more sepculative development, CC housing market is fimly grounded in local employment: 63% of CC residents work downtown, another 19% work in University City; 50% walk to work, while another 28% take pulbic transportation.
